First Impressions
De Ware Jacob Boutique Hotel sits on a quiet residential street in Amsterdam’s Oud Zuid district, and honestly, you might walk right past it if you’re not looking carefully. The understated entrance feels more like stepping into someone’s elegant townhouse than a typical hotel — which is exactly what makes this four-star gem so appealing. I mean, there’s something refreshing about a place that doesn’t need flashy signage to make an impression.
The Neighborhood
Jacob Obrechtstraat is one of those Amsterdam streets that locals actually live on, lined with beautiful 19th-century buildings and real neighborhood cafes. You’re a five-minute walk from the Concertgebouw (you can actually hear faint music drifting over on concert nights), and the Museumplein is close enough that you’ll find yourself popping over to the Van Gogh Museum on a whim. What I love is that you’re in the cultural heart of the city, but when you come back in the evening, it feels peaceful — no crowds of tourists stumbling around looking for their hotel.
The Rooms
Each room here has its own personality, which sounds like hotel marketing speak, but it’s genuinely true. The owners have clearly put thought into every detail — my room had this gorgeous vintage writing desk and original hardwood floors that creaked just enough to remind you you’re in a historic building. The bathrooms are compact but well-designed, and you know what? The shower pressure is actually decent, which isn’t always a given in Amsterdam’s older buildings.
Daily Rhythms
Breakfast happens in a cozy ground-floor space that feels like someone’s dining room — because it sort of is. They serve proper Dutch cheese, fresh bread from a local bakery, and coffee that’s strong enough to get you moving. The staff genuinely seems to care about your day, offering suggestions that go beyond the obvious tourist spots. One morning, they pointed me toward a tiny bookshop around the corner that I never would have found otherwise.
Why Guests Love It
This isn’t the kind of place where you’ll find a spa or 24-hour room service — it’s something different entirely. De Ware Jacob feels like staying with well-traveled friends who happen to have impeccable taste and a perfectly located house. The attention to detail is remarkable for a boutique property, from the carefully chosen art on the walls to the way they remember your name after the first day. If you want to experience Amsterdam like someone who actually lives here rather than just passing through, this is your spot.

What Our Guests Say
Exceptional Everything was perfect.
What could be improved: Nothing.
A great cosy hotel well located with a very good service and qualitative breakfast Very qualitative breakfast. Great location next to Vondelpark and the museums. Very friendly and professional staff.
What could be improved: A bit expensive, as the eone persone room was little, even if optimized with a double floor bed.
Boutique Hotel Spacious rooms for a boutique hotel. Helpful staff, and great location.
What could be improved: Breakfast schedule.
Very good The hotel is perfectly located in the art district but also very close to major sites in Amsterdam, which is a very walkable city. There are a lot of food options nearby, and the reception gave us a list of restaurants to try, which were all very tasty and exceptional. This saved us having to figure out where to eat.
The hotel is very cosy in the lobby area and the staff were pleasant and helpful. The rooms were spacious and clean and very comfortable.
We enjoyed our stay overall.
The hotel has an honesty bar and a nice dining and relaxing area.
What could be improved: There were roadworks which woke us up early. This was to no fault of the hotel, but the equipment set up was directly in front of the hotel. The window was left open after room service, which made the sound travel, but we closed the window and barely heard the noise after this.
A truly charming Dutch hotel! The hotel is beautiful, very well located and I believe that it gives the charming experience of a real Dutch building. The breakfast is great, they offer many options, everything is fresh, carefully prepared and tasty. The room was super comfortable, shower was nice and they leave complimentary drinks on the mini bar. The hotel also has fun games and amenities that are available to the guests. My special compliments go to the staff, particularly Anastasia and the manager Nikolay. They treated us with care and were very friendly.
What could be improved: I don’t have any complaints.
Exceptional Great location, close to many museums, Vondelpark and public transport stops. It’s easy to go to the airport or any other part of the city by bus or tram.
The hotel located on the silent street and we had a great sleep. Pillows and bed were comfortable.
The room was rather small, but fine for people like us, who mainly explore the city and don’t spend much time in a hotel room.
Exceptional Location within walking distance to Bus to/from airport
Lovely stay De Ware Jacob is cozy and beautiful.. Rooms are at an acceptable size by European standards . Staff are very friendly and helpful. They have a small garden that adds up to the charm..
The location is about 30 mins from Dam square… which was suitable for us.
The hotel provides several parking options at different prices and proximity and they provide you with a list of nearby places to eat with their own personal rating.
What could be improved: Some construction work nearby
Felt like home! The room did not feel cramped with the three of us. We loved the salon with the games. We spent a couple evenings playing and laughing and having a refreshment.
What could be improved: The stairs are dangerous lol. I took the lift everytime.
Incredible staff and boutique hotel experience. The lounge and honestly policy, the A/C, the location, window view, clean, the amenities, comfy bed.
What could be improved: Room size, the door was really heavy.
